Due to the highly customized and made-to-order nature of modular home construction, our return and exchange policy differs from standard retail practices. This policy outlines the conditions under which changes, cancellations, or exchanges may be considered.
1. Custom Products and Services
All modular homes and related components are custom-designed and manufactured based on client specifications, site requirements, and approved design plans. As such, we do not accept returns or offer refunds on completed modular homes or custom-built components once production or construction has begun.
2. Design & Planning Phase
During the design and planning phase, clients are encouraged to request changes and revisions. Once a final design is approved and a Project Agreement is signed:
- Any client-requested changes may incur additional costs and affect the overall project timeline.
- Changes requested after materials have been ordered or production has begun may be limited or unavailable.
3. Order Cancellations
You may cancel your order before production or construction begins, subject to the following terms:
- Full cancellations made within 5 business days of signing the Project Agreement may be eligible for a partial refund, minus administrative and design fees.
- Cancellations requested after materials have been procured or construction has commenced may not be eligible for a refund.
- Deposits are non-refundable unless otherwise stated in your signed agreement.
Please refer to your Project Agreement for specific cancellation terms and conditions.
4. Exchanges and Modifications
Due to the nature of prefabricated construction and custom-built elements:
- Exchanges of modular units or components are not possible once production is underway.
- If a component is defective or damaged during delivery or installation, we will assess and replace or repair the item at no additional cost to you, in accordance with the terms of our warranty policy.
5. Damaged or Defective Items
If you receive any item (e.g., finishes, fixtures, modular components) that is:
- Damaged upon delivery
- Defective due to manufacturing error
- Incorrect based on your approved final design
Please notify us in writing within 7 calendar days of delivery. We will investigate and, if warranted, repair or replace the item at no cost to you.
6. Non-Returnable Items
The following items are non-returnable and non-refundable:
- Custom-built modular homes and structures
- Site-specific components or foundations
- Special-order materials
- Design and consultation services
- Project management fees
- Labor or installation services already rendered
7. Return Shipping (If Applicable)
In rare cases where a return is approved (e.g., for a small pre-manufactured accessory), shipping instructions will be provided. The client may be responsible for return shipping costs unless the return is due to our error.
